Tax Appeal opportunity on all your property in few weeks

 

All – we wanted to remind you that you will soon be receiving Notices of Valuation for tax year 2011 from your County Assessor and that it is extremely important to thoroughly review the proposed valuations to determine whether your property is correctly valued. We have been advised that Maricopa County will be sending their Notices on or before February 15, 2010 and that Pinal County will send theirs on or before the statutory deadline of March 1, 2010.

 

As your real property taxes are a significant expense, particularly in this economy, it is essential that the Assessor’s values represent the true fair market value of your property.  Because of the dramatic decline of our market, it is now inappropriate for the Assessor to use comparable sales from higher market conditions in preceding years to value your property.  As a general rule of thumb, if you do not believe that you could have sold your property as of the tax valuation date of January 1, 2010 for the Assessor’s proposed Full Cash Value (or “FCV” on your Notice), you should likely pursue an administrative appeal of the valuation to the Assessor.

 

The appeal deadline for appealing valuations is limited – 60 days from receipt of the Notice of Valuation (an appeal deadline should also be directly listed on your Notice).  If you miss this deadline, your ability to pursue an administrative appeal to your Assessor is waived.
